Leo mans opinion wanted (hot and cold)

So i was dating this guy on and off for 4 months now. In the first 2 weeks he invited me to different parties/job events, (but i declined, feeling as if things were getting too rushed.)However within a month I had met his best friend and co workers. I however couldnt do the same since i just moved to another country to study and had no real roots there. Anyway, it was all great for almost 2 months, we used to spend time together he gave me eventually a guitar to borrow, and one of his hats which i thought was cute. So one day after we just parted i saw hours later he had asked me what i was up to. To which i explained i would be busy until the afternoon. He then basically texted that he just wanted to tell me he was going to meet up with his Ex to sort out some financial stuff. Which was fine with me so i just wrote say hallo from me. When it was getting late i still hadnt received any texts from him which i found odd.So i texted him for the 3 days and he would just reply to me hours later. And i eventually stopped all contact and texted him a week later he could come back and get his guitar. He came and took his guitar, but didnt wanna take the hat. A month passed and we just exchanged texts, but we eventually ended up in bed again. And soon after i left for italy on a vacation. When i came back he immediatly asked me to come over, which i did and didnt mind since i now started to see this as a casual relationship. But that night he cooked dinner, bought me my favorite desert and told me "he hopes im the one", but a week later he has zero time for me. So i basically broke this casual thing as i felt he mas playing with me. But what finally really pissed me off and confused me was:

-the hot and cold game
-He always leaving things at my place, like his watch, but I was never allowed to leave anything at his.
-Things i told him he looked good in, a watch, cologne and shirts, he got rid of them, and bought new ones while we were seeing eachother.

Whats up with these 3 weird habits, and what the hell is his problem?
