Approach it like this:

research the area you are looking at buying in before you start physically looking because you can fall in love with a home upon entering but you need to be prepared and know what houses are selling for in the area. You really want the worst house in the best street. When you view homes with an agent ask all the questions, why are they selling, how long have they been on the market, have they bought, how long have they owned the home. The more you know about the Vendors and the circumstances the more you can negotiate the price.

So ideally, if you are well equipped with the area, prices and reasons for selling etc the more confident you will be when you come to put in an offer and with what you are paying. You won't get carried away with paying too much because you have fallen in love with the cosmetics of the home but rather can see the potential.

Then again, I always look when buying a home at the resale value so therefore I don't like to overpay and always want a bargain.
