Let's say you rented room in your house and person living there without a contract on verbal agreement.

Now I need her out because I need this room. She keeps telling that it's her house as ours and she has rights to live here forever.

'Minor' detail. She is former heroin addict and on methadon now. Few police reports about her being taken to a hospital with OD from my house.

30 day notice. Make sure it's in writing and handed to her by a non related party. It has to be before the end of the month. It's too late to have her out by October 1 so best you can do is notice for November 1 it must be served on or before 9/30. That applies if there is no compelling reason to evict her.

If she has not paid rent or is causing damages or undo stress then you can serve her a 72 hour notice to vacate. The best bet is to see your city Marshall and have them do it. It costs around $ 50. If she doesn't leave willingly you will take her to court and she can be forcibly removed. Again, the Marshall will handle that.

The renter has more rights a lot of times especially if they have personal items and mail comes to the house. You can give them a 30 day notice but other then getting the cops involved not a whole lot. If they are destructive, dangerous, not paying rent you have more of a case.

If she has mail coming there and even paid $ 1 dollar for anything she is a resident there. Also with squaters its even harder to remove people. Go to the county marshels office/court house and file an eviciton on her, have it served both via mail ( certificate of mailing for proof you served her) and on her door or with a 3rd party doing it. some states it's 20 days, some its 30. They clerks should help you or every court has a self help library, sometimes online as well.

72 hour notices only apply when its a legal renter ( lease) and you can prove she is a nusicance.

Ya you could just cange locks, but she could call the cops on you and it will get even uglier. Don't just toss her shit out, if it goes missing or broken, you will be held liable.

Are you 12? No contract, nothing in writing=no leg to stand on. Call the police and get her out.

You might have to brush up your knowledge on squatters rights, depending on what the laws are on where you live?

If I were you I'd do it in the nicest way possible because things could turn around not in your favour and the living situation will become hostile and unbearable to live in.

Not asap! I've dealt with her for 2 years! Tried to get her on her feet!

Ok! My 'smart' familybtold me to stop!

I had recorded video where she has banged on my soorbyeaaling that my impotent husband grabbed her boobs pinning her to the corner and her 8 y/old son was standing behind her...

I wanted to go wild but mom and husband shut me down!

Funny how? Right? I am not giving up. It's just labor weekend!
