So, I finally got rid of my tenants but they trashed the house. I have never seen anything like it. The carpets were so filled with dog urine that it rotted the floorboards. The sinks are black with mold and filth. It stinks like hell.

This wasn't a case of deciding to trash it because I evicted them. There was no way that the toilet had been cleaned in months, if not years. These were just filthy people. They had kids living like that.

I don't understand. They look like a decent couple. They don't look dirty.

How can someone live like that?

I had people ready to move in. I figured normal wear and tear so I was expecting a good cleaning and a fresh coat of paint. The carpets are only 4 years old so I brought my steam cleaner. Boy was I shocked.

Plus 7 broken windows. One is missing the entire frame and water leaked in causing mold.

I was in about 18 months ago when they needed the water heater changed. It wasn't bad. But they usually avoided me. Plus they stole the appliances.

Security deposit won't make a debt plus they are behind in rent. I'm gonna have to file a claim. There is at least $ 10,000 in materials alone.

I have friends who will do the labor for a good price but it's unreal.

I need new flooring in every room, floorboards, sheet rock, paint, windows, appliances and then some

They avoided me because they were always skipping rent. I wish I demanded to see but I never expected that.

I lived in the house for 12 years. Everything was nice. It wasn't a slum.

oh my - that sounds like a very expensive total gut job and please get someone better in there

I ask because I am working on my downstairs to rent soon

I have to get in every 3 months to change the filters in the furnace room which is downstairs

I'll have to work that one out with them - I do have a property management friend - he will come in handy for that sort of thing

Yeah sounds like you could take legal action, but my guess is that is would be more of a hassle for you than anything else. Also makes sense that the tenants would be behind on rent if they were living in those conditions.

Unfortunately, you are partly contributorily negligent. That was your investment and therefore it was your duty to take whatever steps necessary to look after it and see it was being maintained on a regular basis.

Yeah.... hindsight.

If I knew windows were broken, I would've had them fixed. The only thing they ever mentioned was the water heater and I was there the same day. The house was ok then. It was probably broken for a week while they cleaned up for my visit.

I had a hard time getting in touch with them. I was always trying to chase rent. I was at the front door often but never inside.

But never again. I am putting it for sale as soon as I fix it. It would never get a mortgage as is

Oh darling!

I was visited one home a while ago.

They own it. Why do they have 2 armchairs without sits it's still my question.

And cockroaches...and dishwasher I had offered to rinse with vinegar while I was talking to the owner - because I couldn't sit next to it...and everything could had been broken was broken and everything could had been destroyed was destroyed...

So it's not always matter if owning.

It's some sort of mental state. And the owner is having 2 colleges education in phsychoetry and education!!!

Make smart inexpensive durable choices for the remodel. Wood look linoleum flooring, that kinda thing.

Might as well upgrade the windows though.

That's what I was thinking.

Make it livable and put it up for sale.

The bones are good. Roof was redone right before they moved in. Furnace is maybe 5 years old. Siding and porches too.

It's a strange situation due to my divorce. I don't know how these major repairs will pan out.

It's our house but I am paying the mortgage, taxes, insurance and keeping the rent. I'm only profiting a small amount, if any, but he didn't want to sell at the time.

If he wanted to assume the payments he could've lived there or rented it out.

But the deal is, when we sell it, we split the proceeds. There is only around $ 12,000 left on the mortgage but we are in NY so the taxes are ridiculous.

It's about 30 minute drive from me but around the corner from him.
