Dude, that whole area is horrible to even shop for right now. It's all under "hipster/gentrified" transition and everything is artificially inflated since people will stupidly pay the prices there.

Try further east. Everything west of the 605 is overpriced like that.
I need to be west though because my office is in the valley and I have the majority of clients out west (Malibu, Sherman oaks, Santa Clarita, etc).

Id love to buy in Pasadena where I'm renting now, but it's way too pricey. And I really can't go further east cause commuting is already threatening my sanity.

Echo park/silver lake seem to be areas that are undergoing the most gentrification. Eagle rock and Glendale a little bit less, but it'll eventually reach every area of la. I find burbank and the valley repulsive in general. Hollywood is over rated. And the west side (palisades/Santa Monica) are also out of reach financially. Plus friends/family/bf are in oc so it makes more sense to live east of dt.

I need to do more exploring. La Canada is nice.

Fires and earthquakes. That whole area you're pining over is a fire zone.

The rocky hillsides aren't favorable to earthquakes either. Why talk investment when you're looking into some high risk areas?
I design fire proof landscapes for new builds all the time, there's ways to fire proof your property. Plus shipping containers are made of steel and virtually indestructible.

As for earthquakes, I'd have to consider that as part of the equation. Concrete footings into the bedrock are a must.

And obviously I would get insurance.

Now you want to talk about expensive- earthquake insurance. Holy hell. And you have to pay that shit up front. It's not easier monthly payments like homeowners. I got a quote for my small place and it was like 900-1000 for the year, but that ish had to be paid up front, OR two payments, 30 days apart, which really doesn't mean shit.

Needless to say, earthquake insurance isn't very popular or purchased all too often by a lot of homeowners. They just cross their fingers for federal disaster relief.

Yes this is one of the things that scares me, we are long overdue for a crash.

I'm not ready to pull the trigger yet on anything. Just starting to explore my options.


My brother and I have been contemplating selling this place because we'd be making a chunk of a profit based on current housing prices vs what's left on the mortgage. But we're staying put for the meantime because our mortgage is lower than almost all rent in Cali.

Pasadena is going through some serious gentrification as well. Funnily enough, my brother told me about an article he read today that said LA is now overshadowing San Francisco in terms of real estate and the fuckery that most of it is.

Tbh, I'm fine where I'm at, way out in the good ol' I.E. All the fun shit west of here is still an okay commute, but don't have to worry about the insanity that resides west of the 605.

It's actually developed a shit ton out this way in the last decade. I'll venture toward LA once in awhile but gag. We're pretty self sustaining out here and can find just about anything here that's out there too. The OC region isn't too bad either. If I were to move anywhere by choice, I'd probably consider that area. But tbh, I'd rather stay put out here. We have amazing views of the mountains here haha.

some of the prefabs look pretty nice like protohomes and vipp. i'd assume prefabs are not exempt from local building code so protohomes can be a safe bet given that they are in LA

too bad we have a house that we need to gut out and remodel. have been procrastinating by doing dxp — so stressed lol


I installed a studio container home for one of my clients (backyard office) and for an additional fee the company we ordered from dealt with all the permitting for the city. It was actually a pretty smooth process and cost 1/3rd of what new construction would've cost and was twice as fast.

that's nice. i was thinking about adding a small meeting room in the back yard (12x10 or 12x12. no bathroom) and looked at modern shed & studio shed. would cost ~ $ 20K w/ finished interior

Read an article the other day on how young people 18-30 are moving away from la because of the high cost of living.
My cousin lives in West Hollywood and I visit often, so I know how crazy it can be.

The first time I bought a house I bought it the conventional way with a mortgage. Everything was amazing until I got laid off soon after haha. Unemployment, etc and somehow I held on for several months until I got called back to the job. Then came the recession got laid off again and eventually lost the house. Had to sacrifice and fortunately had help and eventually was able to buy a house cash years later. Needs a lot of work already did a lot of work. Its a whole different feeling knowing you own it outright but I understand why people need mortgages. The advantage to the mortgage way was it was move in ready. Now no payments but the money i saved on purchase in part goes into making it livable. Things I learned the first time contributed to the second time.

your experience and being out of work due to recessesion sounds so real.

maybe get a couple of roommates, or maybe family members to stay and help with payments.

one of my uncles is super old now, and can't afford to pay the house, so he allows his sister and family to help pay the bulk.

and the sister and her family are paying towards the house and everything, so he's fair. He'll give them part of the house when he dies, because his children are already well off with their own homes., bigger homes. edit and he's cancer sun, so he's verrrrryyyy good with money. lol and very fair too.

Thanks Feby. i never thought i would be a homeowner, bought in 2011 after many years of tears, sweat an rebuilding my credit that was destroyed when i was young and in love and supported my boyfriend and bills piled up. lol

I helped build up my bfs credit but his was just a lack of credit history so I opened shit up for him and put him on auto pays with low balances and higher revolving credit lines....that seemed to help some. His is higher than mine now-_-

Mine took a hit when I closed the business and money got tight. Now when I think back of those cards calling me it saddens me....like a dirty secret was how it felt for me. At least now I'm phone call free but fuck that was a tough time

😆 no that's not what I wanted.

but I'll tell you anyway. its not really chilling but me and my woman got a good deal on our crib. couldn't pass up that opportunity and the fact that I came to the conclusion that it was about time I start owning instead of renting. tho I'd like to someday sell this house and my beloved properties and move to California. which I'm kinda considering.

Rocky I wasn't planing to purchase anything for another year at least but I'm finding alot of new lot listings in my target area for great prices. The existing homes built on this street (where the lot for sale is) range from 800k+. Gonna do some hunting and see what my options are.

I built a house and worked my entire life until now to pay it off....

I would never do it again because you only live once, enjoy all the things life has to offer.

i've missed things because of that payment obligation. Now i sold my house and just want to enjoy as long as i can.
How much did construction cost you?

How stressful and time consuming was the permitting process?

Did you make a profit when you sold? Large enough of a profit to make the headache worth it?
